Our locations are very important to everyone who comes into contact with them and we want to provide a high level of safety and security. We would like to engage certain companies who share in this commitment and who intend to follow the industry best practices that are required to meet our requirements.

NetVendor is open Monday through Friday from 6 a.m. to 5 p.m. PST. You may also send an email with your vendor name in the subject line to firstname.lastname@example.org. 96% of all emails sent to this email address are answered within 6 hours and 100% are replied to the same day. Rarely, some emails are answered early the next business day, but our aim is to have all emails answered same day.
NetVendor's service and technology allows for almost all of our documents to be reviewed the same day your agent submits it to us. If the certificate is submitted incorrectly, an email is sent back to your insurance agent explaining why the document needs to be revised. This is the main reason why documents do not get approved immediately.
You may also verify whether or not your certificate has been received and processed by logging into your vendor account and clicking on the "Check Certification Status" link.
NetVendor only accepts certificates from insurance agents and/or producers. This is done to ensure the validity of each document submitted.
If you are unable to meet one or more of the insurance requirements, you will not be considered an approved vendor and will not be able to do business with Guardian Management, LLC. NetVendor simply implements the requirements on behalf of the property owners.
There are costs that NetVendor incurs in contacting your agent(s) prior to expiration of your policy(ies) and reviewing the certificates of insurance to make certain that they meet Guardian Management, LLC's requirements. NetVendor works on your behalf to keep your insurance from lapsing/expiring so that you can go about the business of providing goods or services for Guardian Management, LLC. There are times that a certificate your agent submits needs multiple revisions before it is acceptable by Guardian Management, LLC's standards. NetVendor does the legwork for you and keeps you informed of the status.
The quickest way to check your status is to log into your NetVendor account. Alternatively, you may contact a NetVendor Customer Service Representative at 1-503-922-1111 and give them your vendor name and vendor ID. You may also use the online chat feature to speak with a live agent during business hours 6am - 5pm PST.
Yes, NetVendor will send you an email notifying you when you become compliant.
Once a certificate is approved within the NetVendor system, the updated status will be reflected on the website immediately.
NetVendor is only involved in verifying and tracking insurance coverage. All questions regarding servicing a property should be directed to the approved client contact, typically the property manager.
NetVendor is not involved in payment of invoices and all questions regarding invoices should be directed to Guardian Management, LLC.
Your vendor ID is specific to you. It also helps the NetVendor representative know if you are checking your status on the standard Guardian Management, LLC website or if you are inquiring about your status for another management company.
Being a part of NetVendor places you on a centralized web-based vendor list, making it simple for you to be found.
